We’re delivering positive, lasting change in Druids Heath. Our aim is to create a genuine sense of place; somewhere for local people to see opportunity all around them.
Alongside significant social, economic, community and environmental benefits for the estate, regeneration here will play a crucial role across Birmingham.
Together we’re putting the edge of the city, centre stage.
The Design Code
The Design Code has almost everything you need to see the vision in more detail. It forms part of a suite of documents submitted as part of the Outline Planning Application.
High Quality Homes
3,500 new homes - 51% of which are affordable, plus major upgrades to existing properties.
Local Opportunities
Local job and training opportunities, community hubs and enhanced shared spaces.
Green and Active
79 hectares of public open space and 10% biodiversity net gain across each phase.
Vibrant Local Centre
Druids Heath can become a destination for both local businesses and customers. By reimagining a new local centre, we can bring together new community and educational spaces, everyday shops and job opportunities for all.
Homes Worth Talking About
The scheme will deliver around 3,500 high-quality new homes. To meet the needs of the community now and in the future, 51% of these will be affordable – that’s 1,785 households supported to live secure and healthy lives.
Green Spaces with Purpose
Nature will have room to thrive as we keep and enhance around 25 hectares of public open space, improve the Village Green and restore Chinn Brook corridor. Think tree-lined streets, well-maintained planting and well-managed parks.
Moving Around
We’ll introduce a straightforward street layout with homes facing onto them, so you’re able to move around Druids Heath safely. To easily navigate, a continuous ‘greenway loop’ will link your journey to key facilities, such as schools, the surgery and parks.
Active Spaces for All
The Dell and Village Green are here to stay, alongside a new sports pitch to strengthen our vision for more outdoor sport and leisure facilities. That includes smaller spaces too, like pocket parks and green areas located throughout the estate.
Safe and Secure Design
Poorly overlooked alleyways and other routes known for anti-social behaviour will be replaced with clear, visible streets that have been carefully designed to ensure everyone feels welcome and safe in Druids Heath.
Character Areas
The illustrative masterplan consists of seven distinct character areas, which aim to create sense of place and identity.
Shaped by The Community
We have been gathering feedback from the community on the masterplan for Druids Heath since spring 2024. Through events, surveys, door-to-door visits and much more, over 1,000 residents have told us they want to see:

The Community Charter
Our engagement is delivered through a Community Charter. The Charter is our genuine commitment to working collaboratively on making the changes that really matter to the community of Druids Heath.
Read the Charter below to find out how we’re making sure all local people understand their rights and how we want to engage. You can also discover our You Said We Did document, which provides a snapshot of how we have listened to residents and used community feedback to help shape the document.
Developing the Masterplan
As the masterplan process develops, we will be sharing your feedback and how this continues to influence the project. Future opportunities to meet the team and put your views forward can be found via our Get Involved page on this website.
Take a look back at what the community has told us so far and how this has influenced the masterplan following initial consultation in Spring 2024, alongside a You Said We Did webinar with residents.
